The Million Pound Deal Masterplan
A free two-day online training with Frank Flegg. He'll show how he finds, negotiates and structures below-market-value property deals, including the costs, the risks and what he'd do differently.
Saturday 7th & Sunday 8th November, 9am–5pm, Online. Free to attend.
Here's what you will learn...
  • Where Frank looks for motivated sellers, and why he rarely uses property portals.
  • Five of his own deals broken down step by step: price, finance, costs and risks.
  • How "Control Now, Pay Later" and other creative structures work, when they suit both parties, and when they don't.
  • The checks to make before you commit money: surveys, legal advice, finance and tax.
  • What a first deal realistically takes in time, money and skill.

"I spent many years as a science teacher before I got into property. In the Masterplan I break down five of my own deals step by step, including the numbers, the structure and the mistakes, not just the highlights."

Frank bought his first property in 2006 and has been investing for around two decades. He now has over 150 properties in his portfolio. In the last year he bought 58 properties using less than £50,000 of his own money, mainly through creative 'control now, pay later' structures rather than traditional mortgages. That took nearly two decades of experience to build, and it isn't typical.

Where the deals come from?
Most investors look for deals in the same places as everyone else.
"Deals listed on the portals attract the most competition. I focus on sellers who haven't been able to sell through an agent. It takes time and a lot of conversations, and most of them don't lead to a deal."
Example: Derbyshire
Example: Derbyshire

"A three-bed detached house in Derbyshire, independently valued for the lender at £261,000. I agreed a price of £136,000 with sellers who had inherited it, didn't want to be landlords, and wanted the option to buy it back in future.

Instead of a mortgage I used vendor finance: the sellers lent me the full purchase price, which I repay to them in five years' time. They also have the option to buy the house back at market value within 10 years. It made around £300 a month from day one.

Discounts like this are uncommon. Creative structures carry legal and financial risks for both buyer and seller, so take independent legal advice before using one."

Example: Middlesbrough
Example: Middlesbrough

"Last year I took control of a portfolio of 32 houses from one seller who needed around £220,000 quickly to buy a commercial building. The houses averaged £105,000 in value. I paid an average of £6,875 per house up front, and I have six years to buy them at an average of £89,250. After all costs they currently make around £4,000 a month between them, or about £125 per house.

Option-based deals depend on the property being worth more than the agreed price when you buy, so they carry risk. At the Masterplan I'll show how I assessed it."

Example: Lancashire
Example: Lancashire

"A two-bed house in Accrington, Lancashire, with a market value of £60,000. I agreed a price of £45,000, and the seller lent me £44,000 of it. I paid them £1,000, plus stamp duty and legal fees. After a rent increase it makes £268 a month profit. That structure isn't right for every buyer or seller, and I'll cover when it isn't."

How Sara Became A Property Millionaire... in 8 Weeks!
Meet Sara...

Before Sara met me she had no investment properties and no property experience.

8 weeks later she owns 11 properties worth £1.23 million.

She didn't put in a penny of her own money, and she didn't use joint venture finance or an option to do it.

She lives in Portugal. The properties are in Scotland.

She found the deal, negotiated it, and completed it entirely over Zoom, without getting on a plane.

Sara didn't do anything I won't show you at the Masterplan. She just followed the process, in order.

I will break down exactly how in The Million Pound Deal Masterplan.
